Try opening a restaurant for $5,000.

A daycare. A trucking company. A salon with three chairs and a wash bowl. Try telling a franchise consultant you’ve got five grand and a dream. You’d get walked to the door.

Now go get an accounting degree. Four years, tuition, textbooks, an unpaid internship, then a starting salary that has a ceiling somebody else drew for you. Go be a nurse. Go be a barber, even — you’ll sit through 1,200 hours of state-mandated schooling before anyone lets you near a head.

Real estate is one of the only industries on this earth where you can go all-in for two to five thousand dollars, front to back, and walk into your first year with an honest shot at six figures.

That’s not hype. That’s arithmetic.
