Imagine walking into a doctor’s office with a headache.
You sit down on that crinkly paper. The doctor walks in, doesn’t look up from the clipboard, and says, “You have cancer.”
You’d lose your mind. You’d say, “What? You never asked me a single question. You don’t know how long I’ve had this headache. You don’t know if it’s persistent or if it’s a migraine or if it only hits when I’m stressed. You didn’t check anything. You just walked in and diagnosed me.”
You’d never trust that doctor. You’d never go back. And you’d tell everybody you know to stay far away.
Now here’s the part that’s going to sting a little: that doctor is you on the phone.
Every time you dial an expired listing or a for sale by owner and lead with your pitch, you’re the doctor diagnosing a stranger before you’ve asked one honest question. And they feel it. Their walls go straight up. To them, you’re not a helper. You’re a salesperson who already decided what they need before you knew their name.
Let’s fix that today. Let me give you the anti-script.
First, Let’s Be Honest About Why We Cold Call at All
I’m not here to tell you cold calling is dead. That’s a lie the internet loves to sell.
Here’s the reality your brokerage was right about: cold calling expireds and for-sale-by-owners is the absolute fastest path to revenue in real estate. Not the fastest path to a business — I want you to hear that difference — but the fastest path to a transaction. And when you’re starting out, transactions keep your lights on.
Why is it so fast? Because these people already have a life trigger. They have a real estate need sitting right there in the open. They’ve already proven they can and will sign, and they will pay a commission. You’re not manufacturing demand. You’re walking up to demand that already exists.
So no, we’re not throwing cold calling in the trash. It’s a hard skill and it’s worth developing. But here’s where almost every agent face-plants.
Most Agents Fail for One Reason: They Sound Like Robots
The bottleneck was never the phone. It was never the list. It was the sound of your voice reading a script.
The second a homeowner hears, “Hi, I saw your house was listed,” a wall goes up they can feel in their chest. They’ve heard that exact line from nine agents this week. You’ve been sorted, filed, and dismissed as “another one of those” before your sentence even finishes.
And I need to say something that’s going to reframe your whole approach: the problem isn’t that you’re pitching badly. The problem is that you’re pitching at all.
You’re pitching instead of inquiring. And that one habit is quietly costing you every deal on your list.
Stop Seeing People as Leads
Let me say this plain, because it’s the root of everything.
Stop seeing people as leads. That word — “lead” — is self-serving. It puts your commission at the center and turns a whole human being into a number in your pipeline. People are not leads. They are people going through the process of life.
That expired listing? That’s not a “lead.” That’s a family whose plans got disrupted. They were supposed to be in Kansas by November 3rd for a new job, and now they’re stuck. They were supposed to have this house sold and behind them, and instead it sat, and the offers didn’t come, and the last agent went quiet, and now they’re frustrated and a little embarrassed and bracing for the next salesperson to come circling like a vulture.
When you finally see them that way — as a person whose plans got interrupted, and you as somebody who might actually help them make good on those plans — everything about your call changes. You stop pitching. You start inquiring about the disruption.
Be a Consultant, Not a Salesperson
Here’s something I want you to write on your bathroom mirror: consultants make more money than salespeople.
A salesperson walks in trying to close. A consultant walks in trying to understand. And people trust the one who’s trying to understand them, every single time.
Go back to that doctor’s office for a second. The purpose of a consultation isn’t for the doctor to diagnose you on sight. The purpose is to gather the information they need before they can even figure out what you require. The questions are the whole point. The listening is the whole point.
That’s your job on that call. Before you offer a single solution, you are a gatherer. You’re gathering information about a human life — what happened, what went wrong, what they actually need next. So when you show up to any appointment, whether it’s a for sale by owner, an expired, or somebody already sitting in your database, you lead with understanding, not answers.
Now let me show you exactly how that sounds.
The Anti-Script, Line by Line
I’m not giving you a script. Scripts are a crutch. But I am giving you a framework, because a framework keeps you human while a script makes you a robot. Here’s the difference in real words.
Instead of “Are you still looking to sell?” — which is a yes-or-no trap that reeks of salesperson — you help them name the disruption.
Try: “I saw your home came off the market. I’m just curious — what was the biggest frustration you had with the process so far?”
Instead of “Can I come by and list your home?” — which announces your agenda before you’ve earned it — you disarm them with honesty.
Try: “I’m honestly just making calls right now. I’m not trying to go for your listing today. I just want to understand what your next step is. Do you still need to be in Kansas by November 3rd?”
You feel the difference? One is a hunter. The other is a human being who’s actually curious about their life. The first one gets hung up on. The second one gets a conversation.
Acknowledge the Pain Before You Ever Offer a Fix
When they start talking, they’re going to hand you their frustration. The photos were bad. The last agent never called them back. The house sat for sixty days with no showings.
Do not — I’m begging you — do not pounce on that as your opening to close. That’s the exact moment most agents blow it. They hear a pain point and immediately go, “Well, I would’ve done it differently!”
Instead, validate the frustration first. “That’s incredibly frustrating.” “I don’t blame you for being upset.” Acknowledging their pain is the single fastest way to get a guarded stranger to lower their guard and actually connect with you. People don’t open up to the person selling. They open up to the person who gets it.
Then, and only then, you offer what I call a micro high-value solution. And here’s the artful part — you never frame it as “I can do this for you.” You frame it as a general truth that helps them, and you let them connect the dots.
Watch how I do it. If they tell me the photos were bad, I don’t say, “I take great photos.” I say: “One of the things I find really benefits homeowners is professional photography — because that’s the very first thing a buyer sees when your house pops up online.”
I’m handing them the solution without declaring myself the answer. But if I’m the one holding the solution, then I quietly become the answer. I become the plug — without ever having to brag that I’m the plug. That’s what makes people want to work with you.
And if their pain is the silent agent — “he never even called me back” — you meet it like this: “Honestly, based on what you’re telling me, I think a better strategy is needed. I’d love to have a five-minute conversation, just to audit what went wrong and figure out your next move together, if you’d like the help.”
Read that again. You’re not calling to close. You’re calling to provide an assessment. You’re not saying “let me sell you.” You’re saying “let me audit what went wrong so we can strategize to do better — together.” That word, together, does more heavy lifting than any script ever could.
The Part Nobody Tells You: Conversion Takes Time
Here’s where I have to be real with you, because this is where the whole thing either works or falls apart.
Most of these conversations are not going to convert on the first call. And that’s not failure. That’s just how humans work.
So the question that actually determines your income isn’t “how do I close them today?” It’s “what happens to this person after we hang up?” If your answer is “nothing” — if there’s no system catching them — then you’re pouring beautiful, human, consultant-level conversations straight down the drain the moment the call ends.
You need a no-pressure follow-up. You need a place to hold these relationships and a real model for warming them from a first conversation into a signed client over time. Before you ever pick up the phone, do the work most agents skip.
What’s the life trigger? What’s the real event underneath this listing — the job, the divorce, the growing family, the aging parent? When you know the trigger going in, your questions get sharper and your value lands exactly where their pain actually lives. You’re not fishing in the dark. You’re walking in already knowing where to go.

How I Really Learned This
Let me tell you the honest version of my story, because I didn’t start out as a connector. I started out with scripts, just like you.
But over time, something shifted. I’d be on a call, halfway through my little pitch, and the Holy Spirit would stop me. “Stop talking and listen.” “Stop trying to sell and figure out what they actually need.” “See them as a person.”
And here’s the thing I had to reckon with: we cling to scripts because we don’t want to rely on God, or the Spirit, to lead us in the moment. We want a piece of paper to tell us exactly what to say so we never have to be present, never have to really listen, never have to trust that if we show up caring, the right words will come.
Walking through that is what turned scripts into connection for me. And that skill — the connection — is why my whole business changed. I don’t chase leads anymore. I attract them. Because I connect with people, I find out what they actually want, and I really do care. People feel that. It’s evident in everything I do, and it’s exactly why they want to list their homes with me.
Before You Go

Scripts are a crutch. Connection is a skill. And connection is the thing that closes.
